4700 Colonnade begins pre-leasing units

The first building of the 4700 Colonnade development is almost finished.

Kore LLC started pre-leasing units for the building in the last few weeks, and Kore’s Joseph Holt said there has been good response.

“We’ve had a lot of inquiries about the project, a lot of people asking questions, looking to secure a unit,” Holt said.

The property, located off of I-459 near U.S. 280, will eventually include 215 units. The first building has around 30 units with 10 different floor plans, including one and two bedroom units. The property is zoned for the city of Birmingham, but neighbors Patchwork Farms and Lifetime Fitness.

Residents should be able to move in by late October or early November, and the rest of the project is expected to wrap up in April 2016.

Holt said the property’s location is beneficial to residents because it is close to many stores and restaurants.

“We’re at the intersection of Colonnade Parkway and Cahaba River Road. One of the best things about the property is you can really access any of the thoroughfares [Highway 31, I-459 or I-65] without having to get onto 280 if you don’t want to,” Holt said, “so you can bypass a lot of traffic.”

The complex includes a saltwater pool, outdoor grilling station, game room, indoor pet spa and other amenities.

“As far as amenities go, I think we’re going to have some unique offerings that a lot of properties don’t have,” Holt said.
